As regulated members of the Royal Institution of Chartered Surveyors (RICS), we offer the full suite home survey products accredited by the professional body. RICS Home Surveys set the standard for all residential surveys and guarantee home buyers consistency in the format and quality of the survey reports they receive. The three RICS Home Survey options are as follows:
- Home Condition Report: This is the most basic and straightforward of the three RICS Home Surveys. It outlines the condition of each area of the property using a simple traffic light system and provides a summary of any urgent defects, potential risks and legal issues. It does not include any advice on what to do about defects, or give any indication of repair costs.
- HomeBuyer Report: Where the Condition Report only gives a colour-coded indication of condition and a summary of defects, the HomeBuyer Report goes into detail, giving you a complete picture and explanation of any noted problems such as damp, suspected subsidence, dry rot and more. It also gives advice on any necessary repairs and ongoing major maintenance for the property and outlines issues which need to be further investigated. The report also provides information on the location of the property, the local environment and the recorded energy efficiency rating (where available).
- Building Survey: The RICS Building Survey is the most complete and in-depth of the three Home Surveys. The survey takes the form of what used to be known as a full structural survey, involving a detailed inspection of all accessible parts of a property inside and out. The accompanying report keeps the easy-to-follow grading system of the Condition Survey alongside in-depth analysis of minor and major defects, as well as details of construction methods. By separate agreement this report can also include estimates of remedial costs. The RICS Building Survey is recommended if you are looking to buy an older property or one in an obvious state of disrepair.
